The Arroyo Vista Inn, in South Pasadena, is nestled on a hill overlooking the beautiful
Arroyo that links downtown Los Angeles and South Pasadena. More than just another
chain of hotels in Los Angeles, our historic inn is actually a cozy yet spacious example of
the classic Craftsman homes for which Pasadena is justifiably famous.
Old World Hospitality…With a Modern Touch
To enter the Arroyo Vista Inn is to step back in time. Built in 1910, the inn occupies a
home designed by noted architect Lester Moore, and it is one of the few remaining
examples of his residential design genius.
Lovingly restored by owner Pat Wright, the Arroyo Vista Inn now provides sumptuous hotel
amenities. Each of the ten rooms has its own unique charm, combining antique
furnishings and luxuriously appointed beds and linens, including 500 thread-count
sheets. Every room has a private bath, and several rooms feature relaxing bubble-jet spa
tubs. Four rooms have balconies. Each day you'll enjoy impeccable service, delicious
gourmet breakfasts, and afternoon refreshments of wine and cheese.
Our boutique hotel is also Los Angeles-modern to the core. We offer complete Wi-Fi and
computer access. The result of a two-year green restoration, our hotel also provides our
visitors with solar power, energy saving lamps, a GreenStay option, environmentally
sensitive body care products, permeable paving in our parking lot, which returns rain and
runoff water to the water table, fruit trees for fresh squeezed orange juice, and herb and
vegetables gardens.
ARROYO VISTA INN ROOMS:
1 - Oak Terrace Room - $250
Oak Terrace is surrounded by oak tree branches giving an air of tranquility and privacy to
the well-lit space. It has two balconies that overlook the Arroyo and the San Gabriel
Mountains. This room has a queen bed and a sofa, sleeping three at the maximum. This
room has a shower and a bath tub.
2 - Veranda Room - $275
The Veranada Room has a wall of windows and French doors, which lead to a huge
balcony that overlooks Pasadena and the San Gabriel Mountains. It is a lovely place to sit
and watch the sunset, far above the rush of the city. This room has a desk for business
travelers and a perfect indoor or outdoor spot to see the city lights at night. The Veranda
Room has a marble-floored bathroom with shower and tub.
3 - Sunrise Room - $250
The Sunrise Room has an Eastern view, which extends as far as Mt. Baldy on a clear day.
It has a sleek, modern feel, with calming colors and oak tree tops surrounding the
windows. At night, the view reveals Pasadena in lights. In the mornings, you can watch
the sunrise. It has a separate bath with both a shower and a bathtub.
4 - Daybreak Terrace Room - $275
The elegant Daybreak Terrace has a private balcony, facing toward the East for morning
sun. It has a luxurious four-poster bed with soothing colors and beautiful views of nature.
The expansive bathroom has a state-of-the-art air spa tub which feels like a full body
massage. Take a relaxing bubble bath while contemplating the quiet, green hillside. This
is a place where you can indulge yourself.
5 - Tree House Room - $250
Feel like you are in your own private tree house while you rest in a British Colonial
furnished room. Nap in the Raffles’ style four-poster bed. Enjoy a book in the overstuffed
chair with ottoman. Walk out onto the balcony for a view of the sunset. This room is a
serene, spacious, and quiet retreat in the midst of our oak woods.
6 - Cozy Nook Room $175 - $195
Cozy Nook has two twin beds and an elegant, spacious new bathroom with both shower
and tub. Its push out windows open under the eaves and the oak trees. It is a perfect
room for teenagers or two singles traveling together.
7 - Monte Vista Room - $300
The Monte Vista Room has the best views in the house. You’ll have a 180 degree (plus)
panorama to see the Arroyo, Pasadena, the San Gabriel Mountains, or the city lights at
night. This room has elegant Berhardt furniture with a king bed, a comfortable sitting area
near the windows, and plenty of room to spread out. The bathroom has a two-person,
double-headed, glass-enclosed shower with bench. Treat yourself to an incomparable
view of the San Gabriel Valley.
8 - San Gabriel View Room - $275
This room provides a glorious view of the San Gabriel Mountains and Valley, as it opens
to the East. See the sun come up over the mountains and enjoy the surrounding
greenery. The state-of-the-art air spa tub produces tiny bubbles all over your body. Have a
sublime bubble bath to start your respite and adjust your attitude. The calming blues and
browns of the room will soothe you, as you enjoy your tranquil surroundings.
9 - Forest Room - $275
The Forest Room has an old-style chrome bed with feather bed and a wonderful French
chaise sitting area. It also has a brand new Jacuzzi tub as part of the oversized bathroom.
Relax in this wonderful blend of charming antiques with the benefits of modern luxuries.
10 - Tree Top Room - $225
Step back in time in the Tree Top Room. This room has an old-time country feel with its
white pine furniture, wicker chairs, mirrored vanity, antique toilet and claw-footed bathtub.
It looks out onto the oak tree tops, the fountain, and the hillside. It is quiet and peaceful,
away from the noise and pressures of the city

At the Arroyo Vista Inn, we feel proud to be a fine Pasadena hotel, serving South
Pasadena and the greater Pasadena and Los Angeles areas. Our accommodations are
steeped in Los Angeles cultural history by their very design, since every bed and
breakfast in South Pasadena is required to have some kind of historical significance.
As one of the few surviving examples of architect Lester Moore’s Craftsman-style houses,
we certainly qualify. By being located where our bed and breakfast is, in the Arroyo
between Los Angeles and Pasadena, we are part of the history of the Los Angeles Basin.
To stay with us is to be transported back to an earlier, simpler, more peaceful time. When
you check into our hotel, set away from the urban sprawl of Los Angeles and the
academic bustle of Pasadena, you feel like you’ve escaped to a quieter, gentler world.
Arroyo Vista Inn owner, Pat Wright, kept this in mind when she turned the house into a
bed and breakfast. The hotel palette is soothing, and subtly reflects the colors of rustic
Los Angeles, in tones like sage, butter, adobe, and sky. Walls throughout the inn feature
lovely art from Pat’s personal collection. Fresh flowers bring natural beauty to every room
History of the Inn:
Lester Moore became known for his architectural designs starting in the late 1800s. He
had an office in downtown Los Angeles and designed all over the City. His early style was
primarily Craftsman, but he employed other styles as well. About 1898, he was retained
as part of a commission to redesign the Los Angeles City Hall. In his later years, he
designed primarily in the Mission Revival style in the Riverside area. Among Moore’s
notable projects was a stone house for the Sierra Club and a bungalow for Franz
Bischoff. Very few of Moore’s works remain, but the city of Los Angeles has designated as
historical a nearby bungalow designed by Moore, in an effort to preserve his work.

of our bed and breakfast hotel brings a wealth of Pasadena and Los Angeles vacation
possibilities to your doorstep. Take a weekend getaway (or more) to explore and
experience the sights and attractions of this exciting area.
Within walking distance, about one half mile, is the Mission District of South Pasadena.
Old, historical buildings have been revitalized to create a great walking area with unique
shops and independent restaurants, not a chain to be found. The Mission District has
several excellent restaurants, sidewalk cafés, and wine bars. The Gold Line metro-rail
stop provides access to many diverse parts of the southland. From there, you can access
downtown LA, Hollywood, the Los Angeles airport, or port of Long Beach.
We are amazingly close to world-class museums, such as the Norton Simon,
Huntington, and Pacific Asia in Pasadena. MOCA, Frank Gehry’s Disney Hall, and the
Music Center Complex are in nearby downtown Los Angeles. Fine restaurants and
shopping areas in Los Angeles, Glendale, and Pasadena are reachable within minutes.

Confirmation: Reservations are confirmed by payment of the first night or 50% of total,
whichever is greater.
Cancellation: All cancellations and refunds are subject to an accounting fee of $35.
Except for the Holiday period of November 15 through January 15, reservations are
refundable if 14 days prior to the reservation, written notice is provided to the Inn.
During the Holiday period, 30 days written notice of cancellation is required for a full
refund. Otherwise, a refund will be made only to the extent the room is rebooked. .
